Chico is the anchor of the northern Sacramento Valley — a walkable college town of around 100,000 built around California State University, Chico and the sprawling Bidwell Park, one of the largest municipal parks in the country. After the density and triple-decker walk-ups of Boston, new arrivals notice the change of pace immediately: tree-lined streets, a lively downtown of independent restaurants and breweries, and foothills that turn green in winter and gold in summer. Home values here sit well below the California average, which is a big part of why Bay Area and out-of-state transplants keep landing in Butte County.

Most people relocating from Boston settle in a handful of established areas. The Avenues, just north of downtown, offer historic bungalows and true walkability; California Park and Canyon Oaks draw families wanting newer homes and good schools; and neighborhoods near the university suit renters and remote workers who want to be steps from Bidwell Park and the Esplanade.
