From Chico, the route runs south on CA-99 and CA-70 to picked up I-5 or CA-99 corridor traffic near Sacramento, then east on CA-58 through Bakersfield and over Tehachapi Pass before dropping onto I-15 South at Barstow for the final run across the Mojave into the Las Vegas Valley. It's a long day of driving — roughly 9 to 10 hours behind the wheel — with real elevation change: Central Valley farmland, the Tehachapi grade (where wind and, occasionally, winter ice slow trucks down), then flat, exposed desert the rest of the way to Vegas.

Southwest Vegas and Spring Valley skew slightly more affordable with a mix of established single-family stock.
