Colorado Springs to Yuba City is about 1,305 miles, and our route strings together two of the West's great interstates. The crew leaves El Paso County on I-25, runs north through Denver to Cheyenne, and swings west onto I-80 for the haul across Wyoming, the Great Salt Lake basin, and the Nevada desert through Winnemokka and Reno. After cresting Donner Summit and dropping into the Sierra foothills, we peel off the interstate near Roseville and follow Highway 99 north across the valley floor into the Yuba-Sutter area. Yuba City sits at the heart of the Yuba-Sutter region, an agricultural stretch of the Sacramento Valley framed by the Sutter Buttes - often called the world's smallest mountain range - and the Feather River. This is orchard and farm country: peaches, prunes, walnuts, and rice define the landscape, and the pace here is unmistakably more small-town and family-oriented than the state capital an hour south. For buyers priced out of Sacramento or the Bay Area, Yuba-Sutter is one of the more affordable footholds left in Northern California.

People relocating here tend to land in established Yuba City neighborhoods like Gray Avenue and the Bridge Street area, newer family subdivisions on the south and west sides, or across the Feather River in Marysville and the foothill communities toward Beale Air Force Base. Beale is a major regional employer and a steady source of military and civilian families moving in and out of the area, which keeps a healthy market of single-family homes with real yards. The move here usually looks like a house on a quiet residential street with easy driveway access - a straightforward unload once the truck is off Highway 99.

Downtown Yuba City and the riverfront have seen ongoing revitalization, and the region draws people who want land, space, and a genuine sense of community without giving up an hour's reach to Sacramento's jobs, airport, and amenities.
